Maybe this will help with the low density of the whole Port of Dubuque area. If they could create some kind of Main Street feeling along Bell, then maybe it wouldn't feel like a giant wasteland in the middle of the development. That said, I can see your point about a building with no street level retail or public use. That area could really use some kind of cheaper restaurant or cafe, so why not add a little retail space?

Also, those trees they show in the rendering would sure look good, but if they're even planted, they aren't that big yet. Doesn't the rendering also leave out the Mississippi River Museum expansion?

Not too shabby Dubuque. We'll look for your photos of this development going up. Do you know if there are any other businesses or developments scouting the riverfront area (besides the proposed museum expansion)?

At this point, no. They want to buy that whole side of Bell should they ever want to expand or consolidate the education business to the Dubuque site. The intermodal transit facility is going in there somewhere too. The space on the other side of 5th and Bell (between the Diamond jo parking lot and the old adams company is supposedly becoming a park.

That looks great! :) It's better than what I expected...but Dubuque usually does... :)

I thought the same thing until I saw the site map. The building is being oriented north-south along bell instead of east west along 5th. What does that mean? It means when people enter the port, they get a view of the side profile on bell or the rear on 5th. It also means instead of masking the parking lot from view, it puts it in plain sight.

I just recently noticed that McGraw-Hill has operations in Dubuque after looking in the front page of one of my text books lately. What was most interesting was that Dubuque was the only location listed that isn't considered a major or worldly city. Of the others there is Boston, Burr Ridge, IL (Chicago??), New York, San Francisco, St. Louis, Bangkok, Bogota, Caracas, Lisbon, London, Madrid, Mexico City, Milan, New Delhi, Paris, Seoul, Singapore, Sydney, Taipei, and Toronto.

Dubuque is listed on some of my books too (and of course they are McGraw-Hill textbooks...that I paid a mini fortune to have). Isn't this project going to be down by the new casino and such? It would be nice to see a map that shows everything down there.

Maybe after this next phase, they'll start considering some parking structures.

In all fairness, this has to be a surface lot. You can't hold the America's river festival on the roof of a parking ramp.

Speaking of Bell Street, the construction has caused the small section just north of 5th street to be closed. traffic is being detoured down 5th through the drop off lane for the Grand River Center.

Except for Spiegel's bluff top condo plans, there has been absolutely no opposition as of late. As soon as the Hotel and museum were built, pretty much everyone got behind development efforts. With the McGraw-Hill building, once the particulars were known, it was more a question of it not being big or multi-use enough. We wanted five or six stories and street level retail.

Thanks for the photos Ben. That building looks like it will have quite an impact, and it's fun to see the steel go up in Dubuque. There's larger cities in Iowa that would love to have something like that go up in their downtowns/riverfronts.

It's amazing how fast a front facade can go on a building when you're dealing with pre-assembled section. To be honest, I'm kinda disappointed by what I see so far. It really doesn't look like real brick to me. I'll try to see the finished product before I pass final judgment though

That building has a huge presence in the area since there's not much else around it currently.
