I was thinking it would be a great location for Walgreens since they love the corner of two busy streets, but doubted they would want to move from their current location further north. Looks like I was close and it looks like you were right Ryan - it will be a CVS Pharmacy. They are asking for a zoning variance.

You guys beat me to it... :) My wife goes to Lovely Nails and the owner told her this. BTW, that shop is now located in the strip mall next to Papa John's.

Also: Chocolaterie Stam on Delaware is closed. :(

There's already a Walgreens right up the street across from Northview Middle School (the old AHS).

Mr Elwell also bought up the corner of 2nd and Euclid, or is trying desperately too, and the word is CVS. But it started out as talk of a QT, but this site was also mentioned for another CVS as well. Not sure though.

Register is reporting that Toro wants to build a 450,000 sq ft distribution center (on 32 acres) in Ankeny on SE Delaware. Google maps put the address just south of Dewey. Didn't check on which side of the road.

That's a huge warehouse space for only 20 employees. There really is becoming quite a large warehouse expansion area for the metro, and it makes sense with the location. This area is prime new industrial land.

I see that grading has started for the apartment complex that was mentioned on this thread near the soon to be old Staples store. Does anyone know when Ankeny plans to widen Delaware Avenue north of 1st Street? This just seems like such a natural project based on how much traffic it carries and how much new residential development is still happening between I-35 and Delaware Avenue.

Definately nothing flashy but a good solid project with possible future expansion potential. Never hurts.

Depending on what side of the street, guess that means Mills Fleet is not building in Ankeny.

Ryan, that thought has crossed my mind as well. My guess is the city is going to wait to see how much the new interchange on 35 north of 1st street helps with the congestion along NE Delaware before taking any action.

It's evident they've planned to have enough right-of-way this whole time, which should make 4-laning Delaware a snap. I would think they could at least do the work up NE 18th Street at any time now, but all the way up the NE 36th may not be needed until the new interchange opens and the area fills in a little more.

It's also been odd that residential development has never really leapfrogged I-35, with the exception of a subdivision or two they may have annexed in over the years. I wonder if this area is served by utilties? What else could be preventing it from growing?

A few more industrial type buildings proposed for Ankeny's I-35 warehouse corridor to fill in the gaps alongside the interstate.

Ryan Companies will own — and Toro will lease — (a 450,000 sq. ft.) distribution center to be built in the southeast portion of Ankeny, near the intersection of Corporate Woods Drive and Delaware Avenue.

Old Dominion Freight Line also will build a facility in the southeast quadrant; the company’s 67,000-square-foot building at Corporate Woods Drive and Four Mile Road will employ 105 people immediately and as many as 180 total over the next five years.

Denny Elwell Family will build a 61,000-square-foot building at 3202 S.E. Convenience Blvd., between Monsanto and Bob Brown GMC-Buick.

Maybe people don't like the smell of oregano when they're hanging out in the backyard. :) I think it's kind of fun to decipher the smells coming from Tone's when I'm near the factory, but I could see where you wouldn't want to deal with it in your backyard every day.

Sanitary, although development does exist on the east side in two seperate drainage basins. The interchange is sure to speed the area up. Their comp plan addresses the "how".

The IJR for the 36th Street Interchange takes into account the relief that it will give the 1st Street interchange.

The Register reports that the Mills Farm & Fleet store is back on again, with a intended May construction start date. Should be lots of construction visible along the interstate in Ankeny this year.

Found out tonight that the Staples store is moving to the new location by Menards sometime during the week of June 18th with a soft opening sometime the weekend of the 23rd-24th. Interesting that it was originally scheduled to move by April 1st.

Sounds like Ankeny is getting a Pizza Ranch. Just east of the south Fareway and north of the dentist/daycare. They were doing some work site/surrounding area today.

Not sure if its the location I would have picked. I think right next to the Prairie trail Kum & Go would have been better. Right next to the High School so it would have gotten a good amount of students over the lunch hour.

There has been construction inside the converted gas station north of the Godfather's on Ankeny Blvd over the last couple of weeks...the 'for lease' sign is gone. Anyone know what is going in there?

Looks like at least part if not all is going to be leased to a yogurt joint - http://www.cherryberryyogurtbar.com/locations


I also noticed that Elwell has plans for a strip mall just north of the middle school (old high school). Per their website they were planning to build this spring or summer. Not sure they need any more retail space as the strip mall just to the NE off of 18th street is still pretty much vacant.

Interesting.

I am glad something is being done with this parcel of land - its location is pretty good, actually. With proximity to the middle school and the sports complex, let alone right along Ankeny Blvd, I think it will do well with the right mix of tenants.

On that note: Look REALLY CLOSE at the left side of Phase II in the PDF - it says "Dunkin Donuts".

Was in Ankeny tonight and something was very noticeable. There are new single family homes going up EVERYWHERE!! Maybe it's just because there hasn't been a whole lot of exciting news in the residential development front, but there are more homes being built right now than I can remember in the last couple years. This is exciting news. If anyone gets a free minute you should drive around some of the newer housing developments all over town. Looking promising!!!

Was down at Lemon Tree today and noticed that Men's Wearhouse is going in 'around' the US Cellular in the suite to the north and using up the space formerly occupied by Chocolaterie Stam.

Well, if it is, then count me disappointed...we were in a CherryBerry in the Kansas City area over Memorial Day weekend and it is awful. The layout isn't efficient, the toppings arent very good and the yogurt tastes terrible along with being much more expensive than Lemon Tree.

They started demolition on the buildings on Tuesday.
