As of 7:30 this morning, the parking lot is being torn up and the old lights are coming down. http://imgur.com/tiCFZ

I think they intend to use the old dealership building on the site as a construction office instead of bringing a job site trailer to the lot. If true, that may be why the old building will stand until they're ready to build the parking lot in behind the new building.

Also, it was mentioned on KCCI that Qdoba was joining Noodles and Company as restaurant tenants in the project.

Building making progress. No new news but the website does now have the logos of Qdoba and Noodles and Co. as the bookend tenants, nothing yet for the two in the middle.

From my understanding... it sounds like there were some pretty interesting options available for that sight. I know Whole Foods was interested at one point but I'm not sure anymore.

Whole Foods was looking at the old Jensen's new car building that is to the east. The used car building (to the west of G&L) has a vacated sewer that covers most of the parking lot, so you're pretty much stuck with the current building, unless someone wants to dig up the old sewer. In its current state, nothing can be built on the front of the lot.

This building is coming along quite rapidly. With room for up to three unannounced businesses, I am curious if one will be taken by Orange Leaf. This is of course pure speculation, but it is interesting to note that they were supposed to open next to Gusto last month and construction never got underway. That being said, there is not a for lease sign on the space they are supposedly taking next to Gusto. Thoughts?

2 pieces of news today regarding this project. The old Stew Hansen building is no more (torn down this morning). The Register is reporting that in addition to Qdoba and Noodles & Co., a frozen yogurt chain and a cell phone store are close to signing leases. The final bay is as of yet unfilled, but the developers expect all stores to be up and running by the end of the year. So either Orange Leaf is about to have some competition, or my suspicion was correct. I don't think two different yogurt chains can make a go of it being right across the street from each other. I could always be wrong, but my suspicion would be that if there is a yogurt shop planning to go into 2105 Ingersoll, it will be a different chain other than Orange Leaf. May the first yogurt shop to open win...

Quite honestly, until the next phase of Ingersoll Square gets built, parking seems much tighter over there than it will be at 2105 Ingersoll. I would suspect that would mean something to most chain restaurant businesses.

One thing I noticed in the article it says they want at 2105, business that aren't around the Ingersoll area. So like you were saying, it's Orange Leaf or the person at 2105 doesn't know about Orange Leaf is coming across the street.

I've been told it's not Orange Leaf in 2105 Ingersoll. It's another national in the Des Moines market. There has been a hiccup in the plans for Orange Leaf, which is why they haven't started yet.

Do you happen to know if the one coming to 2105 is one that already has a Des Moines presence? I am gunning for YogurtLand. I guess I can dream!

It's not Yogurtland. I had that one in Hawaii!

All I know is that they have a presence in the metro already. That doesn't leave many options...TCBY or Menchie's.

I ate at Gusto last night...and asked the staff if they had heard anything about Orange Leaf. They've heard they are still coming. So who knows...maybe we'll end up with two?

According to Qdoba Iowa on their Twitter handle @QdobaIowa, the yogurt place will be Menchie's. They also mentioned that Qdoba will open in a little more than 100 days.

Glad to hear that (as I like Orange Leaf better than Menchie's). Orange Leaf is supposed to be next to Gusto. I would assume that is still the case.

Ok, is Orange Leaf and Menchie's really planning to go head-to-head in virtually the exact same location? My speculation is that one of these will still not be happening.

Looks like tenant buildouts are starting on this project and all that is left on the exterior are the finishing touches. I'm not really digging some of the materials used on this though.

Interesting .. think the building looks great/sharp and is an interesting addition. I think the strip mall with Gusto is fine, since it used nice materials, but nothing atypical of a suburban strip mall.

Let's start cleaning up more of Ingersoll ... especially that awful gas station and anything owned by that slumlord that owns the Ingersoll building and 99% of the other buildings that look like garbage. :)

I think the gas station is under new management? So says a sign I think I saw, or else I was fantasizing? Anyone know anything?

I really like some of the materials used (like the stone), less so on the vinyl-looking stuff. My understanding is that the owner is saying they used expensive materials, and I believe it. The landscaping is coming along very nicely.

Was looking at an article in the Business Record from last month. Interesting that they said they have rejected many letter of intent for the fifth part of the strip (wonder what those were). They are looking for the right fit.

Jake Christensen is the lead developer of the 9,289-square-foot building at 2105 Ingersoll Ave. So far, four of the building’s five retail spaces have been leased, and Christensen is looking for the right fit for the fifth. He isn’t hurting for prospective tenants.

“I have turned away letters of intent,” he said.
