Visual dividing line between downtown and the residential north end. North side of 11th by the Millwork district has meters. South of the street does not.

I meant to post about this a while ago. I stopped through Dubuque on my way to Madison back in February. This development is going to be AMAZING!! What is the time frame on starting fill some of these condos?

current plan is for 57 work force hosing units at $650-950 a month on the 2nd/3rd floors with a food co-op on the Washington Street (East) side of the building. Project opening August 1st.

Washington St. from 9th to 11th is set to open tomorrow.

This area is going to be a gold mine if it fully can achieve it's potential someday. It's like a miniature version of the West Bottoms in KC. I like how they didn't go over the top with the streetscape, and choose more a minimalist route that better compliments the industral nature of the area. Get a couple of art galleries and restaurant spaces down in here and it's going to be so cool.

How many loft apartment projects are underway in this area currently?

Just the CARADCO building right now and that's being funded as market rate only.

That's awesome what they are doing in the Millwork District. That area has the potential to be one of the most vibrant and charming urban areas in IA and elsewhere. Love the photos, dude. My GF and I will be in Dubuque on June 9, I think, for the Riverfest and R.E.O. show. Part of what I'm looking forward to is just walking around the port, downtown, the millwork area, and taking a peak into the Hotel Julien.

A few websites related to development projects in the Historic Millwork District:

The CARADCO Building is the showpiece building of the Historic Millwork District. It is nearing the end of its renovation and will be fully mixed-use (72 residential units, retail & office space) upon completion. It is located at 900 Jackson St.

The Wilmac Property Company owns several buildings in the district, with a mix of uses and under various stages of development. An office building it owns at 801 Jackson St. already has a half-dozen tenants, and it is developing a 70-unit loft apartment building at 1000 Jackson St., according to its website.

The Novelty Iron Works complex at 333 East 10th St. has not received a lot of publicity up to this point, but it looks like it will also have loft apartments, according to its website.

Another update: The city council voted Monday night to convert 5 downtown streets from one-way streets into two-ways, in keeping with recommendations from the 2009 Historic Millwork District Master Plan. The streets include 9th, 10th, 11th, Elm, & Pine Streets. The changes will take effect in 2014 and the projected cost of $1.725 million has already been budgeted for.

I think this is a smart move. Not a single one of these streets is one-way for its entire length through the downtown, so the current set up really makes it confusing for non-local (and some local, as well!) drivers to navigate.

You have what is a signed highway going from 4-lanes to effectively 2 (with the 1-way parts of 10th/11th effectively becoming local streets) in an area that is set to become much busier and because of the jut-out curbs in the rebuild, expanding to 4 lanes would require another rebuild instead just taking out the parting. If everyone does the easy thing and just use 9th, you could see a lot of backups. Especially with the trucks and them turning onto Jackson and Wash.

More good news for the Historic Millwork District: On Thursday, Iowa Community Development awarded $18 million in federal tax credits for the redevelopment of the Novelty Iron Works complex, at 333 East 10th St. in Dubuque.

This is a huge boost for the district! The NIW complex is massive, covering the entire city block between 10th, 11th, Washington, and Elm Streets. The buildings will become mixed-use retail & commercial (on the 1st floor) and residential (floors 2-5). According to the development plan, the residential component will have studio, 1, 2, or 3-BR loft apartments, a pool, community room, and fitness center. The entire building will be served by underground & surface parking. The project will cost $28 million altogether and create 150-200 construction jobs.

This announcement should not go unnoticed. This may be one of the bigger historic preservation/building reuse projects in the state this year. Looks like they intend to do this in two phases, but I couldn't see how many units were proposed total. Wonder if they have any leads on commercial tenants for the space too?

Any firm plans for that great warehouse at E. 6th and White Street? I think it was maybe the tallest of the warehouses in the millwork district.

No it shouldn't it. In terms of volume, this is 2.5-3 Caradcos over 1-2/3rds city blocks. It could getting really interesting if they wise up put a green roof/ patio on the 3-story section.

Ryan, nothing yet for 700 jackson or the Kirby Building Personally, I don't see anything happening anytime soon. There's not enough parking and you still have the very active Jeld-Wen plant there. The city is in no hurry to help them relocate or add parking.
