DSM: 2105 Ingersoll Avenue

Looks like we'll see some new retail development on Ingersoll in the Spring of 2012! It's located at 2105 Ingersoll, between the Mediacom building (to the west) and the Iowa Heath Family Physicians (to the east).

Three bays of approximately 2500 square feet each...for a total of 7500 sq. ft. The building will be built along the street, too. Here's the link to the flyer at Hubbell Commercial: http://cbrehc.com/property_flyers/1268297.pdf

According to the flyer, only the west bay remains.

This is the old Stew Hansen's Used Cars site. I think people will like the mix of tenants they're courting that are currently missing from the downtown and near downtown markets.

Lots of looks from restaurant chains going on in this strip of Ingersoll right now, and the last of them don't only appear in this project.

Good to see this infill project! That said, I have to admit I was hoping that someday there would be a two story (min) building built here with residential apartments on the upper floor(s).

Admins: there are so few projects these days. Any chance we can get this project moved to its own thread?

I don't think so, DD's franchise requirements typically require it to be located on the morning in-bound commuter route. Rest assured, they're poking around in the neighborhood though.

I would consider that on the in-bound commuter route, no? It's half a block off MLK for people coming off 235.

If they are going to put a DD on a commuter route, wouldn't they want a drive-thru also?

Well it kind of is on the wrong side of the street. Leaving to get back on to Ingersoll/MLK would be a struggle during the commute. There is a potential for drive through at that building from what I understand.

You guys working for the Cownies to promote their new franchises? Strange to see all the talk about a Dunkin' Donuts that won't open there.

Nice looking building. Reminds me of the new building on E. Grand. Great to see something on this lot. Isn't it rumored to have contaminated soil and that's why nobody wanted to buy it? I do believe I heard that is why Mediacom wants nothing to do with it.

According to zoning board minutes for later this month, Noodles & Company will be opening a location in the retail building to be constructed between Ingersoll Family Physicians and Mediacom.

Any idea when this building will actually be built? The real estate sign in the front of that lot states that retail development is coming in the spring of 2012. I haven't seen one iota of work being done yet, so I'm going to assume that this is a little behind schedule.

In the latest issue of CBRE/HC's property magazine, it noted summer. The property is no longer listed on their website, which probably indicates deals have been signed for the other 2 bays.

Yes, unfortunately they are asking for an internally lit sign on the north side of the building. This light would be directed right at the townhome residents.

Or maybe life lesson....regardless of location? ie...anytime you buy/move into a residential location (urban or suburban) and you are adjacent to under developed property adjacent to a major streets prime for commercial redevelopment, realize your views are most likely going to change sometime in the future.

Not so sure about that. I agree with you that complaining about train noise when you live in a new apartment next to 150 year old train tracks is crazy. The residents do welcome the new retail development, however they are just concerned about lighting whose main purpose seems to be to advertise the business to residents while they are inside their home.

It definitely is. I think the concern is more about how late the light will be on and how bright it is.

Construction fencing is going up around this project site, so hopefully work can begin soon.

Close enough to start construction. I'll let someone else scoop me on the tenants other than Noodles and Company, but there are one or two more that should be welcomed additions to Ingersoll Avenue.

This development makes me wonder about the other nearby former used car lot between Ingersoll Square and G&L Clothing. I believe that is still for sale. Would love to see a mixed use project there!
