Developer proposes apartment complex on Harrison Street -QCTimes

A property at 14th and Harrison streets that didn’t get any interest when the city of Davenport sought developers last fall could be the future site of a $10.2 million apartment building.

Davenport took possession of the property after the run-down apartment building previously on the site was rules unfit for occupancy, and then abandoned, and finally burned to the ground by a disgruntled former maintenance worker. Now that the Hilltop Campus Village (an Iowa Main Street urban district) is starting to gain momentum, the city sought RFPs from developers, but received none. This freed them up to negotiate directly, and hopefully everything goes well from here on.

Sherman has done great work in Des Moines and it's nice to have your community get noticed by such a reputable developer that seems to follow through, regardless of the obsticles. Davenport is on a role with outside developers looking at, or completing downtown/near downtown projects such as MetroPlains, Restoration St. Louis, and now Sherman and Associates.

Considering that I'm on the Promotion Committee for HCV it should probably be me... I've been doing a terrible job of promoting the progress in Hilltop on this forum.

This project was awarded housing tax credits. Any word on the potential start date?

They're hoping for a groundbreaking around the end of October. As always, people were afraid that they might have to walk more than 20 feet for parking, so there had to be some maneuvers to round up enough parking spaces. So hopefully by the next Hilltop Campus Village Fall Music Festival, which we just concluded, we have dozens of new residents across the street.

The previous rendering was actually from the back. The commercial space on the first floor corners has always been part of the plan.
