This neighborhood is undergoing gentrification and is close to downtown.

That's good stuff. If there's on area I haven't posted enough of on the internet about the Quad Cities it is our residential architecture. I'm glad you're filling in some of the gap.

Not sure if I've ever seen this district on my travels to Davenport. It looks pretty well intact too. The hilly area immediately north of downtown has some gorgeous, massive river mansions but the area also looks like a ghetto of house to apartment conversions. There's plenty of bones to work with in revitalizing the housing stock in Davenport.

Seeing all these photos of Mississippi River cities makes me want to retire in a place like Dubuque or Hannibal, Missouri someday. There's something special about these historic, formerly or currently slightly down on their luck rivertowns.

This is a neighborhood of people in the "trenches" working toward restoring it. You can see the public investment in the pictures of the street and stairway and the private investment in the homes. Living in one of these otherwise extravagant homes might work if I used the excuse of living there because I had a big enough family and wanted to restore a piece of history. These Iowa "East Coast" cities have made me dream more than once of an historic bluff-side home there myself.

I've been on tours through many of these beautiful homes, in fact they are running tours again this weekend, I believe. It costs around $10 and you can see many of these homes in various stages of repair. It's well worth it.
