hummm....I thought Gusto grabbed that spot for expansion. Obviously not.


I walked over and double checked #105 is the spot next to Gusto. Maybe Gusto will buy the rest of the lot and build a free standing building, make sense if they did want to expand.

Veridian Credit Union is looking at the SW corner of the Ingersoll Square site for a new branch. This would replace the strip retail center that was originally proposed for the site. The first phase would be for the new credit union, and if retail or office demand warrants, an addition in the future to mimic the same footprint as the original retail building.

The project is proposed to be built up against the street, following the design guidelines of the corridor and does break the mold of their normal corporate prototype. I'll try and chase down a rendering in the future.

This may not be as exciting as 1/2 block of new restuarant or retail tenants, but it's a solid addition to the neighborhood. When banks keep locating to a certain area of town, you know it's on the upswing. Besides, I'm told the shortage of parking within this development has been problematic to national franchises like Buffalo Wild Wings.

Nope. Last I heard, the developer was still eyeing apartments geared towards senior at this location, which is still a major headscratcher to me.

Here's a look at the Veridian Credit Union to be built at the corner of MLK and Ingersoll. In other news, the remainder of the residential portion of Ingersoll Square received $3 million in CDBG funding, so that may be enough to get the project over the hump to get built later this year.

There were three DSM projects that received a total of $9 million in CDBG funding last week, out of a total of $15 million the state doled out. The Des Moines Building, Franklin Field, and this project, and that's on top of funding that the Younker's Building project already received earlier this year. Take that every other city in Iowa!

It will be interesting to see how both do. I don't think there are any frozen yogurt places in the downtown/midtown area so it's possible both could thrive.

There are no frozen yogurt places in the entire city of Des Moines. I'm hoping both make it...but Orange Leaf is my favorite. :)

Move the 2nd phase of the residential project over to the "more of a sure bet" column. This project is to be approved by the Plan and Zoning Commission on September 6th. Phase II will include 63 apartment units, and will largely look similar to what was proposed previously, only with a little smaller building foot print.

This whole corner including the rest of the project site remaining to be built out could be under construction by late fall.

Do you know when the agenda wil be posted online for that meeting? It looks like tomorrow's agenda hasn't even been posted let alone 9/6. Any detail like if it is market rate, tax credit, or that earlier proposal for senior living? As you can see from my location... I am kind of interested.

These units ended up not being age restricted (common sense prevailed!), and I'm pretty sure they're market rate apartments.

Things could get moving on this site late this year still for the 2nd phase of Ingersoll Square. Grading could start as soon as early November. Also, an update on the commerical portion of this site along Ingersoll Avenue:

There are now two options on the table for the space Veridian Credit Union is looking to build. The latest is a 4-story, 39 apartment mixed use building. The credit union is still on the first floor, with 3 levels of apartments and underground parking. This proposal is contigent on receiving funding from the State of Iowa. If this funding doesn't go through, an enhanced secondary proposal to build a two story commercial/office building would likely still go forward. Any movement on the commercial portion of this site probably wouldn't happen until late next spring.
