Believe it or not, I would be on your side.

New 'Hub Spot' Takes Shape Downtown
POSTED: 4:28 pm CDT April 5, 2012
DES MOINES, Iowa -- The city of Des Moines is looking for a unique business to move into a brand-new building on the river in downtown.
The Hub Spot building is the last project to be completed for the $50 million Principal Riverwalk project. Construction crews are now putting the finishing touches on the Hub Spot between Court and Walnut avenues.
The city is looking for a restaurant or shop to bring vitality to the Spot

And let the kids have those flood walls down by Central Campus for graffiti art (just as long as it doesn't start spreading all over the place).

It's been under construction and unusable for so long now, the general public won't know when to use it if they're not told.

I assume this also includes the section from Court Ave to the red pedestrian bridge?

Demolition candidate?

It's the nation's largest open skate park.
I hate to stereotype, but I'd hate to see increased tagging and vandalism in and around the river walk due to this addition.
Also of note, the rendering for the website has some interesting placement of familiar structures for Des Moines... it'd be great to actually replicate some of the density they are portraying.
